If you took title without lender approval then I would expect you would have some concern about the Due on Sale clause in the original mortgage docs.

I don't know where the leak is.Is it appropriate to expect someone to replace the entire line, or just the portion where it leaks?

If there is no mortgage/note recorded and nothing signed by her that can be recorded (i.e. is a legal mortgage doc), then I don't see how they could have gotten it to foreclosure proceedings in the first place.Good luck.
