When operators mention employer names or area amenities, they should look at where their actually tenants work and pitch that vs just big name companies whose employees might not ever live in the building.They always pitch no capital calls, but will be interesting to see how investors fair after inhouse loans will be paid off to the properties they needed to do that with.

I would assume the actuals are not actual because it's showing 100% occupied for all 12 months.Capital improvements fall below NOI, and do not affect property value.And I think you need to have some type of debt to calculate a purchase priceGino

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Quickbooks is too general although we have been using it for years.

Glitches do come up and as we continue to grow our portfolio it will eventually become too cumbersome to maintain.

But if it boosts the value of the property because we acquired these permits I could see it as worth it.  

Now, you should not fear this, but rather just understand it.
