Hello AllI have a house down in Dickinson Texas and am having an issue with the vacant home next to me. 

Well drop ceilings look a little worse in my opinion, but in a rental I don't think it will be a significant issue.

About 50% of investors use them.The biggest issue is that although many recommend the perceived protection of a LLC none have ever posted first hand experience of ever having needed the protection.

It appears you may not have the issues we have on the SW coast.

Haha as I was looking at the POS report for a house I just put in escrow I realized my primary residence had most of the same issues (weeds, crack in the driveway, clean up all the toys in the backyard, etc). 

The property management shouldn't be an issue because the family owns the subdivsion and they will take care of managing the tenant and have for many years prior to now. 

They need to figure out their personal issues on their own.

A "portfolio loan" is a loan which is serviced by the lender who issued the funds (i.e. held in their portfolio), rather than being packaged together with other loans and sold on the secondary market.

We did end up moving out of state and didn't sign a contract with them so that's one of the big issues going on.

thanks @Deanna McCormick I have a good idea about the rent rates, I was mostly concerned with any legal issues with raising rent to market.
