Hey guys - I purchased a rental property two years ago and it recently developed a "slab leak" from a broken sewer pipe underneath the bathroom area of the home. 

We used to have problems with slow drains in the 1970s house I live in (3 bathrooms, 6 adult roomies). 

If it would have been similarly mentioned in my report, I would have of course pressed for a discount or to replace it.

So, to buy the property at good discount rates, we need to dig out the pain point that is motivating the seller to sell the property.

Single family 4 bed 3.5 bathroom around 2400 sqf.

If anyone knows a good, reputable contractor for cosmetic rehabs.with good expirance that know how to an estimate repair cost quick, for Full kitchen, bathroom, flooring, Paint, Hvac. 

There is a master bathroom designs that my wife and I really like.

She also is threatening court .Left carpets dirty ,lease says they are to be cleaned before move out,many holes over90 in walls mostly pinholes but some nail holes are big, mold in bathroom an blinds very dirty an 1 valance  broke, byfold floor support broke too an door left off .

They all have a small bathroom and after that there's not much else.
