Obviously if this loan is an ARM the error would have a bit more of an impact and require a greater correction.  

Last I spoke with a local lender they were offering 15 year fixed rates or 30 year amortization with either a 10 year balloon or ARMs with 3, 5, 7 or 10 year fixed rate periods.  25% down and there are prepayment penalties.
