I wouldn't engage the tenant at all.......If they are being difficult, I quickly tell them that our attorney will be handling the lawsuit from here on out and post an eviction notice on their door immediately.  

It seems that I was a bit over market value, which is why I was having difficulty renting the place out.

If you do not take this on board you are going to create difficulties for yourself if you focus on other issues that produce needless fights with tenants.

A few years ago I approved a couple who were "rejected" by SmartMove because they were recent immigrants, and the app had difficulty verifying their identities.

They verbally volunteered that they lost their job, ran into financial difficulties, moved out of their apartment and in with family, and ended up declaring bankruptcy.

They get a steady check and have no interest/some difficulty moving somewhere else.Some other occupations that I avoid include landscapers (too seasonal), lawyers (they will take you to court and win if there's any type of disagreement), and bail bondsmen (their careers are spent dealing with the bottom of the barrel.

That is, pay them something that they agree to for the difficulty in moving.You can ask them to move and give them the freedom to do so when they find a new place.
