Insurance doesn't get involved with pulling permit records.

This was our feeling but I wanted to hear from someone not involved with the situation.  

If demolition were required on homes where murder was involved, we'd be tearing down homes left and right.

There are non-capital ways to get involved- birdogging and wholesale-ing.  

But, the one factor that is missing from the numbers is the risk involved when using leverage.

Granted there is points,interest,etc involved, but if its at a low enough price where everyone is satisfied would lenders loan cash for short, I guess very short term loans?

My "real" job involves a high chance of litigation sometime in my career and I want to shield my rental properties from this. 

My business partner also seems to be pretty experienced in working with partners, and has walked me through the paperwork that would be involved (such as an MOA).I wanted to reach out to experienced investors in BP for advice on how I can set myself up to enter into this JV.
