We ended up selling this property and buying another one in a more family desirable area.

Nothing fancy 50' x 100' lot in a not so desirable area of town that allows MH's.

Still, one has to ask the question  what repairs are NECESSARY, such as the updating of the wiring because it's unsafe, and which ones you desire because you want higher rents.  

But when it comes to fix and flips, you must set aside your own desired and likes and just match the comps.

I'm looking for a multifamily strictly for an investment, and we looked at some pretty awful duplexes for the $250k range, in very blue-collar neighborhoods (although not too far from desirable areas).
