I'm wondering what advantages there are in acquiring a portfolio of these smaller MFH (aside from serving as a warm up to make the switch to commercial), and if there's a case to be made to never make the switch to something larger?

Like does it serve as a down payment on the loan amount?

If you're going to buy, make sure you either A) plan to house-hack or b) purchase a property that would serve as a profitable rental after you move out or c) purchase a property you plan on staying in for 5 or more years.
