I've seen this done by college students who are renting a place with an extra bedroom and airbnb the spare with approval of their owner and this would be somewhat similar.

For a house around $160,000 you can probably get a small family renting it for around $1200-$2,000/ month (depending on area and house) or student rentals Im looking at 4 bedrooms for around $500-600 per bedroom.
