I reached out to several lenders about financing this project for the cost and renovation, I was either met with they only go up to 6 units, or the building has to  be occupied,  or that I was too in experience and I needed to put a license builder on the note with me.

They can mow the lawn and I provide a mower OR I can add the whatever the prorated cost is onto the rent.

Really freshens up the look and doesn’t cost too much. 

New construction offers a solid upside regarding maintennce costs.

I understand for cost and aesthetic reasons railings may have been skipped.

So for $1.50 per name the service was certainly well worth the cost. 

One is offering to lend at a 10% rate for a term of 12 months 100% the cost of the project up to 75k.

Cost me 5k, the upgrades were not unreasonable, and the electrical work included safety improvements.

The other is people will put all this cost on a credit card, and then have no money to take action, if you are not taking action on it, you will forget everything.

The cost of entry is low while the cash flow is high.
