You can save cost on a property manager by managing it yourself. 

Also study up on lease renewal restrictions and eviction costs in CA and LA or wherever you are buying. 

But you can effectively achieve the same goal by finding off market properties and charging a commission fee for bringing a buyer.

Yes there is risk on the Reno costs.

It cost more digital locks (camelot from Schlage), but the flexibility for travelers on FF and also AirBNB will be notable in a higher booking rate :)

I have a lot of money saved up from a sales job, and I am thinking about doing Michael Blank's 1 on 1 mentorship program that guarantees getting a 30-60 unit deal within a year, but the program costs 30k.

I was looking at Showplace and Heavenly but wondering if an in person assessment would be more effective.
