I've found the transition from what we've been doing for a long time to the next or alternate chapter to be a longer and more fluid process than 'in a few years I'm going to do x all at once and go in direction y'.

I have had 11 tenants placed in 2017. 1 went through entire eviction process, 1 left on August 15th, 2017 without paying august rent.

The entire process can run from $5k-$100k in severe situations (I've only witnessed one such repair cost that high).

I like the aspect of the traditional route because I get to learn more about the process and interact more with clients (as far as helping find homes).
