It's important to remember that each unit is its own property, even if they share the same address.In my experience, starting with more than a duplex right off the bat sets you up for a lack of success (not failure).

I would get some assurance that her responsibility to pay the other mortgage won't impact her ability to pay her share of the rent.

Example: Main house= 2000 sq ftSecond house= 1000 sq ftTotal= 3000 sq ftPercent share of main house = 66.66%Percent share of second house = 33.33%Used these percent share to calculate property taxes, interest per house.
