I plan to spend several months looking for deals in north NJ.

The second floor has 3 bedrooms and 1 bath.My plan would be to convert the garage and living area on the ground floor into additional bedrooms to make 6 rentable rooms ($6k per month total revenue) with shared kitchen.

My plan right now is to stay at home for a year after college and save as close to 100% of my salary as I can (parents are happy to cover a lot of my expenses).

My plan is to buy and hold because I’m here to play the infinite game for me and my family.

Background:The renovation journey has been comprehensive—refinished wood floors, new windows, central AC, and fully remodeled kitchens and bathrooms.

I will generally only suggest it to those who plan to utilize the property themselves for personal use.

I'm planning to buy an investment property all cash with a HELOC on my primary to BRRRR it.

This will be a "3/4 full time" short term rental / second home while I do plan on visiting once every month or so for the week/weekend depending on vacancy.
