I understand the timing to qualify for the 1031, I’m just unsure if I can use a property already under contact, or if I need to “identify” a new property after the sale of the initial property.Hope that makes sense!!

We’ll have a better sense about the repairs after inspection.  1) should I use the annuity as a down payment and take the tax hit or withhold taxes until the spring and potentially pay back the annuity using equity from a refinance?

The most common features to this loan type are a 20 year loan, adjustable rate every 5 years, and at about 1 point higher than their Fannie/Freddie counter part.

@Zachary Negron No matter the condition, there's almost always a price at which a purchase makes sense - even if the home needs a complete demo and ground-up build. 

Has any Rochester, NY investor dealt with properties that have no off-street parking  (I'm assuming it is quite common)?

At that time though, the interest rates may have increased to the point where it wouldn't make sense to refi.

Before the end of the month seems reasonable to me.Working with a tenant, especially if it is not a habitual offender to get their rent in instead of just immediately moving onto eviction just makes good business sense.
