We have two active military children so this property really has a place in our hearts as it is fully master leased to US Vets organization.

It's for estate planning and transferring of wealth to children to shelter it from taxes and probate. 

I know a lot of people focus on Nurses, but those properties need to be near hospitals etc...My daughters landlord does mid term rentals for dental hygienists.  

However, for the most part, you know that you are covered and ready to pass the baton to your children and grandchildren or charity. 

My husband and I work full time jobs and have 2 small children in San Diego and we did a renovation on our first duplex in Indiana and it was ROUGH!

As for being up so early on a Saturday morning, when you have three very young children you need to get a few things done before they get up,   Because I know the rest of the day is going to be a little chaotic  in a good way.  

I like the idea but I had to change it up for my circumstancesbeing debt free is great- but to be a millionaire you have to have a million of debt- debt creates wealth as long as that wealth is controllable and sustainablehigh rewards are high risklearning the principles of the 6 dollar latte gives you a view of how fast you can separate yourself from your moneyone thing schools don't teach our children- what is money and how to use it- or else all people would be equal in the use and terms of capital-interesting huh?

The 529 just started to allow turning it into a ROTH IRA after a certain amount years unused for school expenses, but it's still somewhat restrictive.I'm not a huge fan of children in an infinite banking setting because there are too many rules involve for children.
