Looks like a waste of money for a marginal improvement.

There will be things that come up that will need immediate attention like maintenance and rent collections.

You're doing everything right, like someone else said, just give it time.

If I hired a PM that would also take care of collections (among other things) would I still need a service like rent redi?

If you are willing and able to qualify for conventional lending you will likely get better terms that comparable non-qm products.  

While that is in the works I’d like to reach out and start networking with locals and get in to the wholesale game.
