In some areas of San Antonio you might get away with this, but I still think in some ways it's going to increase the amount of people who will pass on the unit. 

This is an email I just received from their rep:"The initial appraisal cost would be paid by ReadyCap but the expense would be taken from any from the sale/refinance and settlement to release the lien.The plan would be to determine the amount of equity based on the updated appraisal and first lien and then negotiate a settlement with you for the release of the lien.

In my view the amount you pay for this course is nothing when you compare with knowledge you gain and actions you take. 

If the amount is under $5k they can take you to small claims court.

Maybe cash for keys on the one you’re planning to move into?

@Daniel ColonThis would only make sense if the property was over a million dollars AND you paid for it in cash.

If I do find something, it is usually because it is priced according to condition, but once you value add and bring it up, you've now spent more cash. 

I have a single family home renting furnished for a very high amount for the area.

Are you cash flow positive on the rental at the moment with that rate? 

If you're looking for STRs on the beach, you'll have difficulty finding something that cash flows unless you can get optimal occupancy.
