Yes, I must admit this is actually the first time I have ever taken rent up front and will probably be my last-- lesson learned!

We all make mistakes, don't look to blame others, learn from them and move on.

I actually learned a ton from them about analyzing properties, investing, self-managing, seller financing, vendor connections, avoiding common mistakes, etc.

You can easily learn to source tenants yourself.

Consider it a valuable lesson learned for a mere $400!
