I agree with you, my lack of understanding of all this definitely sets me back, but I'm pretty much brand new to this so I'm still learning the ins and outs.There isn't a mortgage on the property, she only owes the taxes.

Can that just as likely be the case with just the "Trs" designation or does R/L make that distinction?

It's typically necessary for engineering and design firms to insure against mistakes made in a design that causes injury to people.

There is much, much more to learn in commercial than residential, not impossible to start there but it may take 3Xs the time to get your feet wet in knowing enough to actually design a deal.
