Thanks,i think my biggest problem is fear or uncertainity in what im doing.Thats why i asked if any body was from south jersey so maybe i can talk to somebody in my area or even meet up with somebody that is a wholesaler so i can kind of wacth how its done.

first Impressions are everything and when people walk  in smelling fresh carpet and fresh paint, you will get a higher rent, but if you put in the carpet while your current tenants live there, when they go to vacate you can't say New Carpet...It is just food for thought...

@Sylvia B. usually if you look at he copper and electrical fixtures you will see dark corrosion....of course someone can swindle you and replace all of the corroded looking ideas..also supposedly you can smell the sulfur odor at times...and if all that fails you can hire someone to test it
