Picture a positive loaded attribute property; good tenant class, safe place, good appreciation etc etc, that area is going to cost more if not most and have very fierce competition on multiple levels because it is loaded with positives.

As you well know, there are lots of aspects to consider with investing in any asset class.

Most BPers are renting out Class A and B properties, so their high screening standards can be successful.Once you get into Class C properties, you have to lower your standards significantly.

I'm working on building relationships with brokers and figuring out direct mail, but still trying to make progress within the residential asset class in the meantime.

I took a class from Robert Kiyosaki in 2013 (before YouTube, BP, etc) and it was immensely helpful to start to understand the mindset and basic tools and understanding that goes into RE Investing.

Hi Ryan,May I ask why you are limiting yourself to those specific areas if say you could acquire a property that fit's within that budget in an A-class area somewhere else that could give double the returns you are looking at under the same parameters?

Phoenix is definitely an option, however I’d carefully vet the location to make sure it aligns with your goals; if it’s below $400k then there is a reason for that (class C/D properties).
