No I have not worked with Memphis Invest, although I have heard great things about them, also Chris am I have exchanged emails on occasions here on BP.

Lance Young Hey Lance...I'm a local guy and don't really consider myself a "hard money lender" as I am an investor and do all kinds of things...but I lend my own money on occasion and would be happy to talk about what your project looks like.

I will say I came up with the idea of having a three page sales agreement with the price page in the middle, which included some boiler plating but no other fill in the blanks.
