We'll have to put about $100-150K inside and out to make it beautiful (it's a Victorian), including some tenant buyouts (maybe even giving a tenant an FHA downpayment for their own first home!)

I'm not an expert on when permits are needed, I leave that to my handyman, but examples are to build a porch or take down a big sign, etc.We include utilities because we have had too many tenants leave us holding the bag.
