So basically would I be able to live in one side and rent the other side in a duplex . 

The former involves lower monthly payments but requires a lump sum at the end, while the latter has predictable monthly payments but might be higher.

The MTR strategy also requires a little more effort to source tenants.

If a better state for landlord, maybe see if you can find a different insurance coverage and/or if tenant will pay difference in premium to cover, then require high liability in renter’s policy.

It does not require the seller to pay it, nor does it require the buyer pay it directly.
