Hi All,I need some advice...I know there are basic %'s for Vacancy, Repairs and CapEX (5%-10%) when analyzing a deal. 

I also state that per our Lease, Last Month's rent cannot be paid by the deposit.Well a day later, I get a call from the renter and he's furious that he cannot use the Deposit as rent and basically states that he'll be following his own process of will not be sending any rent and I can use the deposit for rent. 

If you don't have much money to start, try driving for dollars, putting out bandit signs, and some other more time-extensive/cheaper methods.

Or two pickups lose control and take out external roof supports at two properties in the same week and just drive on?

I usually recommend the two hour rule -- either a two hour drive or a two hour flight. 

What about moving the drive way to the other side?
