I just finished the book and holy moly I loved it!

Unless there is something significant I am missing I think you should do some more reading and research so you can find a project that will be both attainable and profitable for you.

It's not as easy as HGTV or the infomercials will have you believe but it will enable you to attain financial freedom if you put in the time & effort. 

I've also started taking the classes to attain my realtors license.

My wife will be finishing residency soon and we know she will be bringing in three times what I make now but I wanted to start REI now so I will master it and when she is done with residency and I can be a full time investor.

I would look at similar listing in the area that are available to see what the 'norm' for the area is as far as finishes.

I am currently finishing up my real estate agent course from an online school and will take my exam soon.
