Each marginal bedroom is usually not that expensive for the rent you'll get.Connect with a local real estate agent and ask her to send you current and ongoing info on all the properties in your target areas.

NO sob stories,, might sound cruel but you gave her ample time to relocate and now she's dragging you under the bus.. 

It's a 3 bedroom, 2 bath house and  the blank contract I have has this "CONTRACT FOR THE SALE & PURCHASE OF REAL ESTATEPARTIES: Owner Of Record"  For the parties do I keep it as is or put the persons name in there?

You can create very cool living spaces in finished basements BUT don't put bedrooms down there or you get into all kinds of restriction & regulations (by state of course so YMMV).

It's my understanding that you can AirBnB a bedroom and bathroom in a unit that you live in (one shared or unshared kitchen). 

The length of the lines vary based upon the number of bedrooms in the house and the ability of the soil to absorb water.

The problem is they are wanting to lay down laminate flooring all through the upstairs including the bedrooms where I was planning carpet.
