I have upgraded quite a few electrical systems over the years & I am amazed that a lot of the K&T junction boxes I pulled out, attached to charred studs/joists, never caught fire.

I would strongly urge you to graduate straight to an accounting software package, rather than try to craft your own using spreadsheets.We use QuickBooks Online, but there are plenty of tools out there that are inexpensive and easy to use.Time spent getting organized now will save you thousands of dollars in rework by an accountant or bookkeeper later.

The place has improved a little, because Dough, Thomas, and myself have controlling interest in that those communities... don't expect anything amazing, turnover is very high, and bank foreclosures are common at those price point, so much so, we don't even buy them for that price.
