You can start by looking at any property on Zillow, Redfin, Realtor.com, etc. and run the numbers for that property, whether you actually have any interest in it or not.

Hello Chris- the property is actually in good condition with some cosmetic work requirement.I’m assuming it’s because there's  no EMD and the seller will not agree without a termination fee.

My guess is that you actually won't be able to get the loan with that many people on it but that is just a hunch.Regardless, a few things I'd want really organized before going into any type of partnership like that . . . - Get really clear on a 1 year, 3 year, 5 year, 10 year plans - Get really clear on who's responsible for what - Decide EXACTLY how you are going to pay for repairsBuying anything with a group of family members is totally possible to succeed as long as you really prep yourselves on the way in.

Do you have any of the actual data behind it?

This home was actually rented by a dentist prior to us buying it but it does not rent out for enough if you do it long term as a single unit for us to afford the next home.

Honestly, they sound more difficult than they actually are. 

Prices skyrocketed from massive government actions and those actions first stimulated demand and later de-stimulated supply.People are not buying because they have more knowledge now...it's actually the opposite, transactions are at record lows.

@Stephanie Gibson like @Basit Siddiqi said, you have to take title to actual real estate with your 1031 exchange.
