The $23k rehab was based off a list I put together (note I had history with the lender showing I've done rehabs before, so my numbers were fairly accurate).One closing and I would do draws (rehab funds kept in escrow) as the work was completed and inspections done.  

For a home buyer, yes - she paints an accurate picture.

Whether you get that by calculating actual or estimates and how accurate or ballpark the estimates are is up to the user.  

If you were to apply that strategy to notes it would be more accurate to call it Buy/Mod/Hypothecate if you wanted to be literal.

I'm analyzing deals and putting in offers and may own my first investment property before the winter is over, so I want to make sure I'm accurately estimating maintenance (including snow removal) on deals I'm putting offers in.Thanks,-Joe

Real estate values can be calculated by evaluating comparable sales, income or (far less accurately) cost to construct.

However, comps from an agent are probably the most accurate.  

It's going to be very difficult for anyone here to give you accurate advice without knowing what type of lease and what lease clauses exist on your signed lease.  

Very convenient location.I've asked a realtor for a CMA but he says duplexes like that are so rare that it's hard to get an accurate CMA.

I was wondering if anyone has any experience with either of these sites and if so, are these rental income projections fairly accurate?
