I’m wondering if Gardena is worth the investment, specifically south of Redondo Beach Blvd and west of Vermont.

Just 2 years ago, there are places in West Philly and areas like Brewery town that no one would be interested in, but over the past 2 weeks, I sold several deals in those areas within an hour.

Paul : West 7th, Dayton's Bluff, West Side, Midway.

The only part of Pensacola that we haven't looked much is the West, as I haven't spent a lot of time there, and we are still getting our bearings on the pockets that we have identified so far.

Some properties to the west look relatively "cool" on the Trulia crime maps.

There are also other suburbs further west, like Lombard and Villa Park, that I have been looking into, but a concern there is that in the past two years, only 40 multi-family properties have closed in Addison, Elmhurst, Lombard, and Villa Park.

I'm guessing west hsv is closer to 1-2 days
