Once you have a Roth IRA, you cannot transfer to anything other than a Roth IRA and the Roth component of a Solo 401k would provide a lot more control and flexibility.The main advantage of investing a Solo 401k into real estate or notes over personal savings is the specialized tax treatment the Solo 401k receives.

So like most all investors starting out, I have run into a money problem, but I believe I have several solutions.  

Luckily soon after uncovering my problem, I seemingly found my solution, 203K loans (thanks federal government!). 

Would the only solution to this be qualifying for a regular conventional loan etc?? 

The cheapest solution would be to have the father grant a deeded easement while he still owns the property. 

Or is there a better solution out there?
