Be sure to look at your total yearly cost.Now are you talking about a Single Member LLC that will be Taxed as a disregarded entity on your 1040.ORa Multi-member LLC that will be taxed as a partnership with it's own return.OR An LLC taxed as an S-Corp with it's own return that will have to run payroll according to the state laws.You might get better protection having the operating agreement drawn up by an attorney due to wording in the operating agreement being more in your favor vs being silent and just reverting to State LLC law on certain issues.Also you have accounting to figure into the cost, will you need to produce IRS (and state) tax returns for it.Also, Also, some states make you pay a yearly "keep alive" fee.Also, also, also in some states a Single Member LLC might not offer as much protection as a multi-member LCC (another vote for using an attorney/specialist).Just my 2 cents.

I have seen this before.Sewer lines under the road run down hill.10 houses away something blocked the main sewer line under the road.All of the houses flushing and drains behind the blockage filled the line.

All have nice areas with good schools, south of Dallas the Cedar Hills area has lots of new development and good schools.
