I showed the lender, enough fund for upto 30% down payment.I also offered to show regular income that will make the monthly payments.but he has refused all that. just sticking to "we want 50%+ owner occupancy ratio"

Banks are limited and Quicken loans backs out of the deal at the 11th hour, trust me, I refuse to accept an offer with a QL and it's the regular buzz in the office that 'another deal fell through.'

So it is not a fee.Oral agreement does carry some weight in Texas, so I regularly emphasis to people I come to contact that nothing is firm unless it is written and agreed to.
