I realize that the goal I have set is lofty but I'm prepared to do the research and work in order to make it happen.

You're correct that you won't see decent cash value for several years, so you need to be prepared to be in it for the long haul.

However, once a lis pendens is filed against a property, you (the person filing it) had better come up with a civil suit that goes with it, or be prepared to be ridiculed by the court, if not fined for abuse of process.

How much time and effort am I prepared to dedicate to this?

From an accounting perspective, this really sucks, actually.When I prepare 1099s for myself or my clients, I go through the books in the "Subcontractor Expense" and some other categories to find what needs a 1099.  

There are a couple ways to go about this.If you want to impress a loan officer it has everything to do with being prepared and organized -if you want your file to stay on top then answer questions quickly and give complete information.
