@Conzy Ray,Non-recourse loans must be used when buying a property in a retirement account because the IRS prohibited personal guarantees, so conventional loans may not be used. 

I have only used hard money 1 time, and don’t remember the specifics of what their requirements were of my personal finances, if any.I’m curious, how many hard money loans could I take out at a time?

Hey  @Theo SengI would just make sure you guys have things clearly mapped out before getting going for real. for example, who gets to call the shots when one person wants to sell and the other doesn't?

I'm personally not a big fan of arbitrage as it seems too many take advantage of the owner and don't create a win win. 

I understand that I must get a confirmation (or concurrence) from lender that I'll be transferring my personally owned property to an LLC so that it won't trigger a due-on-sale clause when the transferability happen.

Hi Matt, I personally love Columbus Ohio and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here.

As for networking, anything you can do in person works wonders.

Chances are nothing they can do, but they hopefully can attach the info the person's file.

Just needs funding but I wasn't trying to get to wrapped up in the deal being I'm building my personal residence as well.
