It also has a detached garage that we intend to covert to a livable space and ultimately declare as our primary residence while we continue to travel. 

I think flooring and paint get the most bang for your buck and could help get you more modern.  

We save a ton of money on living expenses, we are building equity, we are enjoying the house with the big yard & Garage.

Look for bonus rooms or unpermitted spaces that can be brought up to code or converting garages into ADU’s.

More unconventional, but not uncommon in Denver: convert garage into ADU if zoning allows (or apply for zoning variance!)

You can cross reference like that, you can identify floorplans prone to errors, you can look for things like garage conversions or Arizona rooms, but I don't usually like to consider Arizona rooms or converted garages as actual square footage.

Both units are 1000 sq/ft 2 bed/2 bath, one car garage, and have their own private backyards.
