They’re relatively easy to purchase and a heck of a lot easier to manage (I also have an 18 unit mixed use building), and don’t require much capital expenditures.  

Have done flips with mixed results and am currently doing infill development projects in Folsom and Foresthill CA and some lot splits in Downtown Sac. 

So they will not recommend anyone who hasn’t already displayed a certain level of reliability during previous jobs.I agree the FB group can be a mixed bag of characters.

This mixed style property is not in our wheelhouse, we usually just deal with MFH's but we see good long term value to be had here. 

We ended up amicably parting ways, and hired multiple teams that have a different mix of properties, and we keep a very close eye on the post-cleaning inspections.

Are you able to mix hard money with residential lending? 

We have a great mix of cashflow and appreciation, coupled with amazing population growth and a diverse economy.  

(This is my experience)The reason I’ve found it most difficult is adding the 3rd person to the mix (Uncle Sam).I’ve spent more time dealing with the section 8 office than both my tenants at this duplex combined.
