From Ferguson MO (yes that ferguson) to Denver COHere are some things i see as important based on my successes and more often mistakes:-More important then just about any other criteria, who you have in place in those cities.  

I would have made a huge mistake.

They come out every Thursday, and in addition to being very entertaining, also provide a lot of information about different kinds of investment, through the eyes of someone who has been there and already made the mistakes for you. 

I had a situation where I did over and above my job, I kept everything clean making sure if I ever needed any time for a personal situation being my child was sick and had to pick her up I always made up the time over and above the time I used to get her to care to get back to work, I clocked in later than so arrived I clocked in earlier than so left everyday, I always gave more time, I took less lunch time than everybody else, I appeared blameless in every situation, I had a witness everytime if I had to deal with any money, then like a previous post in here, one day my boss grew fangs when I made a mistake that was completely fixable and abused me verbally put of the blue and so resigned and worked out my final weeks with my head up coz I knew and so did all the other staff that I was blameless and I learnt a valuable lesson to keep your relationship professional no matter how everyone else functions in the workplace, the fact in this situation was my boss was jealous that I got results out of the staff, which is silly coz that was my job, to manage them effectively that they would produce!...

@Troy Fisher - Yeah, I fully expect to make lots of mistakes starting out, but I don't have any need to rush into this, so I want to study the field for at least another month or so before plunging in.

So many questions being a rookie to this that i want to make sure i don't make a gigantic mistake.

@Mohit Madaan one of the biggest mistakes I see people starting off make is choosing a market because they like to visit the area or have family or friends that live there.

I think your 30K in saving would vanish very quickly if you lived of it or made a mistake when investing.

My typical partner is mid 30's  wife  2 to 4 kids and is working very hard to get were they want to be... not spending hours on real estate chat sites.. my biggest players really don't even know about this site or if they do never come here.. as I state they are too busy making money and providing for their families.But one thing is for certain there are many very capable and well established investor on this site.... make no mistake about that.
