Also depending on the lending institution you use for financing the construction loan they will require typically 20% in the deal from your end and if you have the land in your ownership for 12 months few will do 6 months then you can use that.

There is no magic number.As for relying on what a financial institution may use as a rule of thumb, just remember the financial disasters they recently went through and the more than 1000 of them that are no longer in existence, include Merrill Lynch.I also suggest reviewing your personal situation in great detail.
