@Tim Shin Yes you may have to search for motivated sellers directly to find good deals, it seems Houston has been hot for years now and I've heard a few mention that things have been selling at/above retail for some time.Yes I meant B and C class neighborhoods.

We are quite invested in Murray Hill and consider some parts B and some parts C.

I am looking to close by the end of this month and hopefully begin marketing for tenants around March 1 after some repairs are completed.The property is a 4 bedroom, 2 bath MLS property in Indianapolis.

Listed property for sale at $94k and have reduced price $85k since its been on the market since March 2014.

They don't expect to have their things moved out until the end of March, but obviously I would like to get the deal in contract now.

I think the ideal portfolio (and one that my partner and I are attempting to build) would contain a mixture of Class A, B, and C properties, Class A because they tend to appreciate with or above the overall market (but we ONLY buy if they cash flow around 8-10% CoC after financing.)

One case was from 2006 but she has another case where the last document filed was is March of 2014.

We should know by March where we are going so that gives me several months to find a suitable home and get to work.
