For context I know this may land squarely in STR territory meaning as a residence it won't comp out any differently.

Just getting started on learning about how to invest in real estate.

We all know most markets in the country are suffering from a huge shortage of affordable housing.

I'm considering renting out each bedroom separately but want to get some tips an advise on leases, check-in/out, etc.

A good rule of thumb is to ensure that the tenant’s income is at least three times the monthly rent to ensure they can comfortably afford it.The process typically starts by collecting a rental application from the tenant that includes personal details, employment information, and rental history.

I know this doesn’t necessarily have to do with investing, but I believe it is important regarding the next steps towards my investing journey. 

I'd like to hear from those that have or currently invest out of state/area and have dealt with not being able to walk through each property and dealing with maintenance.
