97% of all MFR's in Seattle require a contract before you can even see them, let alone inspect them, has to do with landlord tenant laws and general lack of inventory.

If your intent is primarily to resell (the def of a fix n flipper) then that property is classified as inventory held for resale like cars on a dealers lot or groceries in a store.

MLS inventory is currently very low in this market and good on market deals go very quickly so if you are planning to flip full time down here I would recommend a marketing plan to get some of your own deals or getting to know a few wholesalers like @William Allen.
