Oh my lord did we find some issues in title, Single Family home, One, was purchased from a families estate by the sellers father who happens to live next door.

My wife and I live right next door in Marietta.

But the owner occupied rates and down payment can make this a great way to add doors, add value and have some income.

from what i heard, I can tell him to leave but if he/she doesnt then i can change the locks on the door and ask to leave and so oni would appreciate someone sharing any info related to questions above.

If you dig into the guys who are pulling down large numbers of doors in a year, they are doing it out of state and they have money partners. 

I will be paying about 45k per door for these units and they will be paying me $3000/yr each or $18,000.

My early goals were to buy so many houses at $200 a door.
