I have done all of this and were I to do it again, I would begin with the practical basics - read the law (NRS 86), find a registered agent who is knowledgeable in and friendly to REI, a lawyer also experienced it and friendly to REI, and financial - tax professional(s) (at the least an enrolled agent and a CPA) who are also very familiar with and friendly to real estate investing to see what services they might best be able to provide you.

The fines can be quite steep and the city really is going after people that are renting out SFRs as absentee vacation rental landlords.I'm not as familiar with Bend but I think that they passed a vacation rental ordinance that only allows one per block.

I am familiar enough with the Vue and Cornerstone to know some students who live at those locations since I am a recent graduate of LU.When my current roommate and I were looking for a place to live we looked on Fort Ave and the surrounding area, but most of the places we looked were a little too far down the road and getting into more questionable parts of town.
