I can't speak for your area, but I've been on the board of the Oklahoma City REIA for about 6 years or more...the meetings consist of a mix between Outside Speakers, Round Tables (various topics with local experts), Lender Fairs, Panel Discussions, and the like.

Call them and see if they are looking to buy more properties in this area, and ask their criteria(price, bed/bath mix, cash buyer or financing, wholesaler rehabber or landlord, etc..)

The tricky part in the beginning is you will have a mix of owners and renters... and that can be a bit sticky as owners look at the park very differently than renters do...
