I'm sure you can see why it might be annoying to the listing agent to get a call from a buyer asking for a document that is already attached to the listing in the MLS, only to find out they already have an agent who could/should have provided them that information from the MLS.

I am looking to buy my first property and to make the offer, my agent is asking me for something that proves I can make a cash offer.What are the typical documents I would need to show?

You could also include the owner on any necessary documents.

Example payment schedule: Initial deposit, City approval of zoning drawings, completion of Construction Documents, etc etc.Detailed deed lot descriptions can be provided via email if interested in providing a proposal.

If they won with a bid for $600K, for example, when it comes time to pay, do they just hand over the cashier's check for $400K and the court order/levy documents as payment?

Is their a legal document I could use, by me having an legal company name as an LLC if I use a proof of letter being that I am an LLC would this be sufficient, until I locate a cash buyer so I won't loose the contract.
