I am starting an internship with my local realtor this summer. What are things I can be doing now to prepare for it? I want to make her say WOW at my work and what I already know. 

@Alexander Price Yes, we do it from a combination of public records, and for that last one, daily updates from the trustee sales back in that time frame.

Whereas, my best guy updates me weekly (if not daily) of properties that fit my wheelhouse and even "comp" them for me.  

Some banks accept any acceptable offer on a daily basis.  

I go on "poop patrol" daily and clean up doggy landmines.

Some States will require the late fees to be a reasonable amount, others have caps, some don't allow daily late fees, etc..
